Prime Public Offering

The City of Revere is about to conduct an open Request for Proposals (RFP) process for the nearly 2 acre “Parcel H”. The site is located directly adjacent to the recently reconstructed Wonderland Station on the Massachusetts Bay Transportation Authority (MBTA) Blue Line and to a 630 unit rental and condominium residential complex.

The site offers incredible vistas of the Atlantic Ocean and Boston Harbor Islands - all less than a ten minute drive from Logan International Airport and less than fifteen minutes from downtown Boston. The Blue Line itself provides fast, direct access to Logan (6 stops - less than 10 minutes) and to downtown Boston (8 stops - less than 15 minutes). The MBTA is presently studying several options for extending the Blue Line northward or making a “people mover” connection from Wonderland Station to a new station on the existing commuter rail tracks immediately west. Either course would further enhance the site’s ready accessibility to and from the North Shore.

The city seeks innovative proposals for hotel and/or office usage. Recent studies indicate an under-supply of hotel rooms and office space in the greater Boston area and the city believes this is an excellent site for either or both uses.

Fast Track to Approval

In the 1980’s, as a part of a larger development scheme (some of which was built then) the site was master planned for relatively dense commercial development. The city now seeks a developer who wishes to proceed along a fast track by adhering to certain of these pre-established parameters.

• Air rights - the city, by special act of the state legislature, has the right to issue a long term lease for the development of air rights above the existing approximately 2 acre MBTA at-grade parking lot; the MBTA will consider proposals for a development which includes the land at grade if suitable replacement parking is provided by a developer for MBTA patrons.

• Zoning and Approvals - the site being offered allows for development of up to fourteen stories with a floor area ratio (FAR) of 3.0. It is believed that a previous Environment Impact Report (EIR) for a larger scale development will remain valid with the filing of a “Notice of the Project Change”.
